Old Hagiyama area, Nagoya was reviewed in 1970 and divided in Yagoto scenic district (SD) and removed district (RD). In this study, from 1970 to 2004, we examine the regulation effect in this area. Using GIS with block data and statistical analysis, we got the following results; (1) Until 2004, RD drawn apart SD because of mainly built-up of flats and condominiums. (2) Multiple regression analysis (MRA) estimates that contorl effects of 9.9 houses / ha in SD in this period. (3) The green coverage ratios in 2000 are estimated to 2.0% increase by MRA, 2.7% by block type categorization.
