A lot has been estimated by being compared with standard lot in terms of acreage, frontage, depth, and relation between street and lot. Although lot shape has been estimated from experience, estimation of lot shape has not been made clear on theoretical ground. Therefore, in this study, we quantitatively measure the effect of lot shape on land prices by using the declared land process data, and we construct measurement theory for the effect of lot shape improvement. First, we suggest a new index, the name of 'high utilization index'. Secondly we evaluate lot shape by using this index, and we compare the evaluation result of the effect of lot shape improvement by using this index with that vy using practical method.
