This paper empirically investigates the interrelationship between real─estate holdings and bequest intention among Japanese elderly. The simultaneous equations models of household’s bequest choice and real─estate holdings are estimated using the Keio Household Panel Survey, 2007-2009. Empirical findings show that there is a complementary relationship between intention to leave housing bequests and real─estate holdings. Compared with the U.S. and other OECD countries, Japanese elderly tends to hold relatively large amount of housing equity. My empirical results suggest that this is primarily due to the strong intention of housing bequest among Japanese elderly.
