    Today, due to the development of internet’s housing search, a customers who is looking for which real estate best fits his or her needs and budget, can easily focus on satisfactory real estates, without direct contacts with real estate agencies. He or she can easily collect as appropriate information as real estate agencies would supply. In this circumstance, real estate agencies are required to change existing ways of business and to develop differentiated ways of customer relations. This paper discusses that from empirical knowledge, Senseware will work as a key factor which convince a customer to rely on. The Senseware is something desirable which Hardware (e.g. House itself) or Software (e.g. Environment & Convenience, Safety etc.) will not provide to and attract a customer. And the Senseware is what Western people are hardly tactful, but smart Japanese would be. A couple of example which the author is involved in are addressed

    Japan’s manufacturing industry, there are two issues of commoditization and Galapagosization. Then, It is difficult creation of profit that the hardware and software.In the general electric machinery manufacturer,as the main strategy is the service-dominant logic based on the customer co-creation business. And a new approach toward the realization of (SOCIETY5.0) has been carried out.In such a background, in the innovation of the “thing to make”, the role of tacit knowledge (sense ware) it has come to have a great meaning. In the following, I introduce to the service dominant logic, Japan’s science and technology innovation strategy. Based on the case of the service business of the Hitachi Group, which is based on it, I consider the sense wear of roles and challenges in the customer co-creation business.

    Business is alive. We need to adjust the way we treat the business based on its condition, timing and environment to make it successful. It’s important to analyze the business time to time to add what it may need or subtract what is not working for the company. I discussed my business belief as proprietress of almost 100 years old business is based on Japanese business management style in my last paper but I failed to mention the term “Senseware”, In food/ service industry. When we talked about our business we often mentioned service quality, moving experience and customer’s appreciation as key factors of our industry because we did not have any other way to measure our clients’ satisfaction. But adding the term “Senseware“ enabled me to speak and explore what is necessary for managing the business as proprietress.

    In this paper, I have defined the "Intelligence", "Sensibility", and "Earnestness" as constituting the Senseware in the field of maintenance services. “Senseware”, that plays an important role in the customer service quality improvement, profits improvement, safety improvement, and the discovery of new challenges, showed with specific examples. In addition, in order to enhance the Senseware, it has designed a check point to measure the Senseware. To management the Senseware, as well as to develop human resources, it is possible to secure a competitive advantage of companies.

    This paper addresses a practical outlook for 2030’s Energy Demand & Supply in Japan. Through proper recognition of our maturing society with accelerating energy conservation, it reaches a feature of compact energy demand. To make clear the feature, it’s worth looking at METI’s “2030 Energy Outlook” which assumes bulky energy demand and adheres to nuclear survival.

    As various viewpoints are required in this kind of outlook, it takes followings into consideration, 1) International circumstances of geopolitics and energy, 2) National interests, 3) Energy industries’ interests, 4) Consumers’ interests.

    In establishing a basic concept for energy outlook, 3 key issues which dominate the energy environments are contemplated. These are, 1) Growing tightness of energy demands & supply due to emerging economies’ demand expansions, 2) Increasing dependence on hydrocarbons due to nuclear setback and renewables bottlenecks, 3) Retreating US’s commitment to ensure Middle Eastern oil supply due to her Shale Oil/Gas bonanzas.

    In this environments, Japan’s viability for achieving a feature of compact energy demand, which is described in this paper, would present a practical solution to properly cope with key issues not only for Japan but also for emerging economies and the whole world. It could be defined as “Japan Model”.

    In the government’s “Strategic Program for Intellectual Property 2015” support for intellectual asset-based management of small and medium enterprises have been listed in the top of the priority measures.

    This paper will report on an overview of the support measures and a case of a small company that break away from the subcontract factory by performing the intellectual asset-based management by utilizing the support measures.

    The role of drying to supply the fuel for biomass power system has become more and more important because the drying contributes to saving thermal exergy. The purpose of my work is to show why low-temperature drying contributes to saving thermal exergy and discuss which source of heat is suitable for low-temperature drying.

    For the purpose, first I showed the procedure to calculate thermal exergy. Using the procedure I unveiled the significance of low-temperature drying by comparing the case of combusting materials directly without drying (the temperature is assumed to be 800˚C) with the case of combusting those after drying using different sources of heat.

    Second, I evaluated the sources of heat for low-temperature drying.

    As a result, for low-temperature drying, heating with a heat pump and with a wasted heat discharged from a cogeneration system especially performed better than heating with an electric heater using exergy calculation. Utilizing heats from a heat pump and a cogeneration system was better than combusting materials in a boiler directly without drying.

    In conclusion, by comparing the exergy consumption using different sources of heats, the superiority of the utilization of a heat pump and a cogeneration system was verified.
