Abstract

The technological innovation in real estate brokerage, also called “real estate tech” or “property tech”, contributes not only making brokerage business more efficient, but also enhancing autonomy of sellers’ choice and buyers’/renters’ search and evaluation on residential real estate. We examined the effects of internet use and real estate tech on duration and distance in home search, and found that internet use makes buying or selling broader area, and real estate tech intensifies such effects by giving more power to buyers and renters or more credit to public information rather than brokers’advices.
