In recent years, due to population decline and regional disparity, lifestyle-related service industries have been withdrawing from the market, and the number of people with shopping difficulties has been increasing, drawing attention to store location and store closing issues. On the other hand, the regional characteristics of metropolitan areas are complex, and it is important to study statistical analysis methods for spatial data in order to express store competition and economic and social differences within a region. Since few studies have evaluated store locations from the viewpoint of regional spatial characteristics, this study constructs a store location model considering regional spatial characteristics and clarifies the location factors for each location. In addition, logistic regression analysis was used to analyze the factors that cause store openings and closings.
