Design Intent for BEMS Installation in Large Commercial Facilities and Survey of Actual Use by Energy Managers

Abstract

The adoption of BEMS began around 1990 and has spread rapidly. However, there have been only a few survey reports on whether BEMS is being used appropriately and as intended in the design by building managers. Therefore, a questionnaire survey on the use of BEMS in large offices was conducted among building managers and designers in Tokyo. Specifically, 70 cases of designers and 28 cases of managers were included in the analysis. In addition, interviews were conducted with five major real estate development companies. Results indicated that designers, building managers, and building owners believed it was necessary to implement BEMS, and to improve the technical knowledge of the managers. Notably, nearly 70% of the 25 building managers achieved energy savings using BEMS.
