Abstract
This study aims at examining the contents of the system and the roles of the experts on purchasing
existing house in Germany to clarify implications for improving the dealing system of existing houses in
Japan. It is noted that German purchasers can hire the notary to make clear the contents of contract about
houses which they will buy. The notary hired by the buyer gives the information before buying a house. The
buyer has the legal obligation to hire the notary to contact to buy a house. Those can prevent troubles in
purchasing a house in Germany. In this regard, it is useful for Japan to establish a new dealing system
of the existing house, which the buyer hire the expert as a notary.
