Abstract
Recently, a new type of urban redevelopment projects called “Minotake Saikaihatsu” - sustainable urban redevelopment projects 一has appeared. This study aims to find out the reason of appearance of “Minotake Saikaihatsu” by focusing on the historical context and the methods of pr 吋ects, and to clarify its actual state. Main findings are as follows: After the bubble economic burst, an interpretation of high level usage has changed from high floor area ratio to effective land use. In the consequence of changing the view of projects profit, considering market risk in the future has become more important. Because of this, projects have recently adopted a variety of methods, although projects used to depend only on selling a large amount of reserved floors.
