Abstract
The increase in the number of vacant houses is a nationwide problem in Japan, and it is important to understand the actual situation in each region and conduct appropriate countermeasures. Based on data on the number and distribution of vacant houses and a questionnaire to their owners conducted in Uji city, this study tried to extract the factors of the occurrence of vacant houses and housing abandonments. The results of regional level analysis indicated that vacant houses are more likely to occur in older regions, but the convenient and good welfare environments prevent it. The results of building level analysis showed that high housing demand and daily shopping convenience are less likely to occur the vacant houses. The owner level analysis indicated houses that have been vacant for a long time and that are not managed appropriately by owner or their neighborhood, it tends to become mismanaged. These results will be useful for local governments to conduct future surveys and develop countermeasures.
