Study on review of a repair cycle in long-term repair plan of apartment house

Abstract

The repair cycle in the apartment house’s long-term repair plan is currently decided based on the "long-term repair plan guidelines" issued by the Ministry of Land, Infrastructure and Transport, and the apartment house is in a different state of deterioration due to conditions such as finishing materials of the apartment house and years of construction. Despite this, there is no clear basis to show the difference, so the repair cycle is uniform at present. Therefore, in this research, we revealed the current state of the repair cycle for complex type apartment house in the Kanto area and 365 houses in 41 housing complexes. In addition, based on the deterioration diagnosis report, we analyzed the deteriorated quantity under three conditions of age, repair cycle, orientation, and evaluated the current repair cycle and examined it for review.
