Abstract
This study aims to evaluate the environmental value of public parks in Commercial Area by the hedonic approach. First, the author show functions of public parks, which bring benefits to urban society in commercial areas, as well as range of the value categories which the hedonic approach is capable of dealing with. Second, land price data of three areas, namely Chiyoda City, Chuo City, Minato City, Tokyo, are analyzed by introducing accessibility of public parks. Third, with and without comparison method of Hibiya Park, it is estimatedeffects of Hibiya Park in commercial areas.
