Abstract
The Fixed-term Land Leasehold (hereafter FTLL) that was founded by revising The Land and House Lease Law 1992 Amendment is not so supplied on a nationwide scale and its quantity in local city region is not so much. Then, this study clarifies its condition in the local city and the attitude of residents who use the system. Therefore, we analyze existing material for FTLL, and make questionnaire survey for the residents' attitude. The major findings include the followings. 1) There is a large difference in the number of sales lots by the local region. 2) Many sites of FTLL in the local city are located in the boundary of UPA, and have been used for a new estate development. 3) The person who hopes for the residence with the detached house in the local city wants to own land and the building by himself or herself. Therefore, a present sales form doesn't adjust with resident's needs.
