Abstract
This paper analyzes the relationship between the occurrence of building renewal and the characteristics of building and the surrounding environment. First, building renewal tends to occur if a building is located in a highly convenient area. In addition, if the building is a detached house, then residential environment is also significantly related to renewal tendency. Second buildings in residential land use zones tend to be renewed more than in commercial land use zones. Third, the occurrence of building renewal is less frequent in densely wooden build-up areas. Fourth, a building tends to be renewed, when its surrounding buildings have been renewed.
