Abstract
This paper analyzes the retail dynamics in Tokyo metropolitan area as an aggregate of consumer choice behavior. There are a series of former studies analyzing retail dynamics by Wilson group. The main themes of these studies are constructing the retail model represented by the differential equations and apply the model on London as a case study. Especially, these have provided some properties of retail dynamics by simulation using the model on a computer. These are based on the spatial interaction model which expresses spatial flows among the zones. This paper analyzes with Harris and Wilson (1978) retail model as the base model and extends it by considering consumer choice behavior so as to express more real flows and demonstrates Tokyo retail dynamics as an empirical approach. And furthermore, it offers the methodology of evaluation of specific retail zones for new retail developers.
