Abstract
This study aims to evaluate the population keeping ability of condominiums by grasping the situation of the condominiums, the resident's change and the resident's intention by focusing on existing house in Nagaoka City. As a result of the analysis, we find that the population keeping ability of the small-scale condominium located in the Commercial District and Neighborhood Commercial District is high. On the other hand, in a large-scale condominium, the family households transfer and the number of aged household increases, and the population structure is a problem. In addition, succession and the buying and selling are advanced in the condominiums that executed the hearing investigation 15 years ago. It is necessary to promote the residence of existing condominiums for securing the population in central area. For the purpose, it is necessary to examine the support measures of resident's change at the time of the succession and the buying and selling.
