The purpose of this study is to clarify the realities of the secular changes of common spaces and facilities of super high-rise houses in the Tokyo metropolitan area that were sold in the first half of the 2000s. The procedure is to first understand the status of response to large-scale disasters and COVID‑19 infections since 2000, the relationship with common spaces and facilities, and the status of community activities, etc. Next, we will clarify the above-mentioned changes and finally aim to propose the ideal way of planning and management for the effective use of common spaces and facilities. The method was a questionnaire and interview survey with their management associations and management companies, and 5 points were discussed about considerations and ideals for the future.
