In Fukuoka City, two real estate firms specialize in managing renovated units for SOHO use, targeting older rental apartments over 30 years old with rising vacancies and declining yields. Investigation through their properties revealed three usage types: Residential (H), Residential with Home Office (HO), and Office (SO). Conventional floor plan notations like "nLDK" lack circulation path details, making it hard to gauge suitability for use. Our goal was to classify and notate real estate floor plans based on identified usage types. We categorized spatial areas into "habitable" and "non-habitable," focusing on water facilities to devise a classification method. Additionally, we developed a notation method showing circulation sequences and partitioning states. These methods, along with AI integration, facilitate classifying and notating existing floor plans and generating renovation proposals.
