Abstract
In necessary cost of common office buildings, items managing by BEMS come to about 70% of total facility cost. BEMS is the one of effective tools for reducing environmental load and facility cost throughout building life cycle. However, it is impossible to achieve such effect simply by introducing BEMS. Building data is collected and accumulated by BEMS. The important thing is highly trained professional engineers need to analyze and evaluate the data. Effectively utilizing BEMS and clarifying the role leads to not only reduce environmental load and facility cost but also encourage further demand and technical development of BEMS.
