    In the past four decades, Shenzhen has undergone remarkable development, emerging as globally recognized creative city. A key driver of its rapid growth has been the attraction of a diverse pool of talent. Confronted with soaring housing prices and escalating living costs, Shenzhen actively fostered talent attraction through preferential housing policies. While existing research primarily focuses on Shenzhen's real estate market and general public housing policies, this paper delves into the specifics of talent housing preferential policies. Currently, these measures encompass both physical supply (indemnificatory rental housing, shared ownership housing, and public rental housing) and monetary support (housing rental subsidies, purchase subsidies, and talent incentives). Notably, these policies are accompanied by features such as a shortage of public housing supply, diverse efforts to address the deficit, comprehensive demand management, and ongoing policy efinement based on implementation evaluations.
