本稿では、資料請求情報という新しい住宅市場データを用いて、首都圏中古戸建て住宅市場における需給バランスの把握を試みた。この指標は、1物件に対する購入検討者のボリュームを示し、アンケート調査やヘドニック価格関数の構築といった既存手法では限界があった、売り手に対する潜在的な買い手の比率を明示的に捉えられる。分析を通して次の傾向が明らかとなった：①都心から離れるほど資料請求レベルは低下するが、近年では（都心に比べて相対的に）近郊・外縁での資料請求レベルが高まってきている。②最寄り駅から徒歩15分以上の地域で資料請求レベルが低下するが、近年では近郊・外縁で、駅近物件志向がより顕著になってきている。③築年数が増加しても資料請求レベルは低下することはなく、むしろ都心では資料請求レベルが上昇する。④延床面積120m2以上の広い物件に比べ、価格を抑えられる延床面積80m2未満の狭い物件の方が関心を持たれている。
