STUDY ON THE PREDICTION OF EMPTY HOUSE AND VACANT LOT OCCURRENCE IN SUBURBAN RESIDENTIAL AREA, IN CASE OF SENDAI CITY(Building Economics and Housing Problems)

Abstract

In this study, we predict the number of vacant lot and empty house occurred by population and households decrease in suburban residential area. The result is as follows, (1) Totally 21610 housing unit will decrease in the period from 2025 to 2040. This number is around 6% of total household in 2000. (2) Generally decline of district starts about 30 years after the last development in that district. (3) The characteristic of district decline process can be classified to 6 types.
