CONTINUOUS RELATIONSHIP BETWEEN RESIDENTS AND ORIGINAL BUILDER OF DETACHED HOUSE IN RESIDENTIAL AREAS SUBDIVIDED BY PRIVATE SECTOR BASED ON THE ORDER RECORDS IN THE MAINTENANCE PHASE

Abstract

This paper aims to explore the influential factors in the continuous relationship between resident and original builder who is also the developer of the residential area. The records of orders at the housing maintenance phase received by the original builder in two residential areas are analyzed. As a result, the contribution in area management as the developer, proximity and intimacy of the place where residents and builder meet, the tight residents’ network, the existence of other builders are confirmed as possible factors.
