Abstract
 Continuous population growth had been observed in the Tokyo wards during 2000s. This paper clarifies the gentrification processes and their features in the Tokyo wards by examining the relationship between land price distribution and residents attributes. As a result of the analysis, gentrification in Chuo-ku and Minato-ku are explained by "production side" theory and "consumption side" theory respectively. However, both gentrification did not accompany the outflow of blue-collar workers. In considering that there is few distinct slum area, gentrification in the Tokyo wards would need a different definition from other regions.
