Abstract
This paper aims to identify factors affecting transfer of land-use rights in Southern Laos. By applying the binary logit models, the results show that the factors of the active transfer, which is concerning inheritance or sellout, are estimated to be family structures and land conditions and, in the cases of compensated or non-compensated expropriation for plantations, that the differences of ethnic are the factors impinging on transfer of land-use rights. Most cases of land-use changes have been caused by transfer of land-use rights so that sufficient lands and land-use rights for each of households should be ensured to realize desirable land-use situation.
