Abstract
It is becoming more and more important that we should maintain and manage buildings with more rational methods. Finishing material degradation relates to maintain and manage buildings. However, there are a lot of factors for degradation, it is quite difficult for us to figure them out quantitatively. For this reason, service life of finishing material has unclear points, which has been a disorder for maintaining and managing. And so, we surveyed actual buildings in order to comprehend degradation of finishing material. The three Housing estates were investigated. We focused on 4 degradation phenomena : gloss level, color difference, crack and coefficient of air permeability. We obtained results on the external walls of buildings. Results of the survey showed that crack was distinguished aged deterioration. Gloss level and coefficient of air permeability relatively tend to deteriorate with age. And, we simulated progress of the degradation in the future by Markov chain model. Putting only present condition to Markov chain model, we can predict the condition in the future. The condition in the future doesn't relate to the past condition on the model. The simulation helps us determine time to renovate finishing material.
