Urban Redevelopment and Intra-City Migration of the Residents in the Lilong Housing District of Shanghai

Abstract
The urban redevelopment of the Lilong housing district of Dazhongli, Jing'an ward, Shanghai, P.R. China, was studied as a typical redevelopment project in China. This redevelopment is called the “Sunshine Project, ” and information about the housing conditions of residents is partly open to the public. This study used the data on 1,679 households evacuated in the first stage of redevelopment from April 2006 to December 2007, to analyze the relationship between the type of compensation forms selected by the residents and the housing estate selected as their destination.
Five compensation methods based on cash or housing was offered to the evacuated residents in the urban redevelopment area. Due to the high property values in the inner area of the Middle Ring Road and low property values in the outer area, many houses for compensation were available on housing estates in the outer area of Middle Ring Road, while only a small number were available on housing estates in the inner area.
The results of analysis show that, of the 1,320 households relocated from the Lilong housing district, two-thirds selected cash compensation and one-third selected housing compensation. It is also clear that households selecting housing in the inner area tended to acquire only one house, while those selecting housing in the outer area could acquire two or more houses.
The results of this study show a close relationship between the zonal structure formed by ring roads in Shanghai and the selection of compensation forms and housing estates. It also found that there is evidence of close cooperation in the urban redevelopment of city areas and urban development of new suburbs as means of population dispersion.
