SOME PAPERS REPORTED THAT CONDITIONS ON NEIGHBORHOOD ENVIRONMENT WERE ELEMENTS OF EXPLAINING LAND PRICE, BUT THERE ARE FEW REPORTS ON ACCESSIBILITIES TO CULTURAL AND MEDICAL FACILITIES AND NATURAL ENVIRONMENT. WE DISCUSSED THE RELATION BETWEEN LAND PRICE AND ENVIRONMENTAL DATA INCLUDING PHYSICAL AND RESIDENTS' EVALUATION DATA ON VARIOUS ACCESSIBILITIES AS WELL AS NEIGHBORHOOD ENVIRONMENT. AS THE OBJECT OF A CASE STUDY, WE PICKED UP UTSUNOMIYA CITY. THE RESULTS OF THIS STUDY ARE AS FOLLOWS; 1) RESIDENTS' EVALUATIONS ON NEIGHBORHOOD ENVIRONMENT AND VARIOUS ACCESSIBILITIES ARE VERY CLOSELY RELATED TO LAND PRICE. 2) ADDING RESIDENTS' EVALUATION DATA TO USUAL PHYSICAL DATA, R2 OF LAND PRICE FUNCTION HAS INCREASED. ESPECIALLY, IN CASE THAT ADDING DATA ARE 'CLEANNESS OF AIR' AND 'ACCESSIBILITIES TO WATER FRONT,' R2 IS 0.815. 3) R2 OF LAND PRICE FUNCTION HAS A LITTLE INCREASED BY ADDING DISTANCE TO RIVER AS DATA OF EXPLAINING ACCESSIBILITY TO WATER FRONT.
