Abstract
During the number of bus users were decreased, bus companies put greater importance on profitability than publicness by the enforcement of the Law, their withdrawal from money- losing routes were increased. The decrease in bus services causes a huge economic loss in the communities, such as the decline in land prices. Therefore, to analyze the effects for the decline in land prices caused by the decrease of bus services, a model, which includes bus services in the variable used in a land price function, was structured by the Hedonic Approach in this research. Especially, since the number of bus services and routes, and the distance to bus stops has combined impacts to bus services in each area, a new index for bus service level was established in this research using the Data Envelopment Analysis.
