Abstract
The Siting Optimization Plan aims to aggregate urban functions by defining urban function induction zones, but a method of assessing the relevance of selected urban function induction zones does not exist. Therefore, this research assesses the suitability of urban function induction zones by focuses on the maneuver pattern of large-scale retail stores in Utsunomiya city. Further, the research analyzes and verifies the quality of location guidance. This analysis verified the gradual decline in selling floor space in urban function induction zones, whereas the outer area shows an increase in selling floor space. Also, the investigation further implies the quality of location guidance, as that the selling floor space showed an increase around railway stations.
