Abstract
The purpose of this paper is to examine the achievements and issues of a social enterprise as an agency to regenerate existing urban area through small real estate projects. Through the case study of the "MAD City" project around Matsudo Station, this study shows the process to regenerate the existing urban area by the small real estates projects such as renovation and conversion of buildings, and achievements and issues when an external social enterprise enters the urban regeneration field as business and establishes relationship with existing local community. This research also points out that although the small projects by a social enterprise have immediate influence on urban regeneration directly related to the goal of the enterprise, it is not enough to achieve the comprehensive goals of the community and it is necessary to establish a system to evaluate how a social enterprise contributes to regeneration for realizing immediate and comprehensive regeneration by collaboration with a local government and a community.
