Abstract
This paper aims to examine the sustainability of the suburban residential areas in Fukui city from the viewpoint of the change of demographic composition. In the survey, 27 subdivided areas of 10 residential areas in Fukui city were targeted. As the result of analysis, those subdivided areas were classified into 3 groups. Areas belonging to Group 1 are considered as the sustainable ones, and it was judged that they should be maintained and updated as the residential area in the future. Areas belonging to Groups 2 and 3 are difficult to sustain and they would have a high possibility of decline in the future. Secondly, as a result of analysing objective indicators, "closeness to elementary school", "shallow inclination" and "the number/size of park" were considered as the major elements related to the sustainability of housing estates.
