Abstract

The purpose of this study is to clarify whether and how the current characteristics of green affect land prices in mature residential areas where green space agreements have been concluded.As a result, it was estimated that the land price would increase as the front road width, the area of the nearest park, and the green rate coverage value increased, and the land price would decrease as the distance from the nearest station and the building coverage ratio increased. Regarding green management failure, the correlation coefficient with land prices was a positive number, so it is considered necessary to reexamine the setting of the index.
