Abstract

The purpose of this study is to estimate how the lifestyles of Tokyo metropolitan area residents have changed under the Covid-19 Pandemic. To achieve the purpose, we plotted trends in real estate land prices in Tokyo Metropolis, Kanagawa Pref., Chiba Pref., and Saitama prefectures by GIS (Geographic Information System), and summerized real estate appraisal comments using text mining tool. The results revealed trends such as the high evaluation of suburban residential areas, increased demand for logistics sites due to the magnification of online commerce, and increased demand for daily living services in the surroundings of residential areas. Future studies are needed such as improvement of the accuracy of text mining, cross analysis with other quantitative indicators of real estate, and continuous observation of its trends over time.
