Perimeter zones in many buildings are often running with problems in the thermal comfort and energy efficiencies. This paper will represent a new control method that may avoid such intractabilities. The method includes vendor-independent implementation of the control applications in BACnet BACS networks, solar position calculation using JPL DE405 ephemerides, window sunlit ratio with shadows of the surrounding buildings, solar transmittance of glazing and window systems, and the thermal dynamic response model of the perimeter spaces.
