Impacts of parks and green space in the land price formation in suburban residential area of metropolis are analyzed with hedonic price analysis using the sale price data of Kasukabe City, especially focusing on the proximity and function of green space to land plots, scale, and utility types. The results show that the larger the parks or green space are, the longer the distance of their influence extends. The result also suggests that the existence of water surface or trees has little effect on land sales price, but that the utility of the space with water and trees combined may have a significant positive effect on land sales price.
