    It is often reported that living in high land price residential areas is attractive for residents and creates a sense of status that residents enjoy. However, such districts, especially in Japan’s non-metropolitan areas, have also faced various challenges, and therefore, it is necessary to verify the attractive features and issues in those areas. Considering this problem, this research report clarifies the features and issues of two high land price residential areas in Okayama City, based on the awareness of residents. Residents answered a questionnaire about their experience living in those residential areas. Results showed that, in residential area X, attractive characteristics were “quietness” “composure” and “locality” while the attractive characteristics in residential area Y were “educational environment” and “childcare”. As for the issues, in residential areas X, dissatisfaction with being far from commercial facilities such as supermarkets, and challenges to take public transportations like buses were emphasized, and in residential area Y, narrow streets, heavy traffic and inadequate interaction with residents were the main concerns. These characteristics and issues closely affect each other. This case study points out the intricate situation of these high land price residential areas by exploring the residential awareness about features and issues.
