There are two important things for the appropriate extensive renovations of condominiums. The first one is that the condominium buyers are interested in condominium management. The second is to build a relationship of trust with a consultant of extensive renovations from usual.

The aim of this study is to make clear the evaluation of the management quality judged by the residents in high managemet level condominium. 1) In high managemet level condominium, residents recognized management as important point. High managemet level is realized by a cooperative residents.2)The new resident knows the quality of the management by the meeting where they learn policy of the management from the management association.3)The manager supporting the management association reduces the burden on residents.

According to the increase of elderly and single people, there is a growing demand for professional person who support their lives. This paper aims to clarify the actual conditions of the on-site manager to review its role and strengthen the on-site management system of condominiums. From the legal point of view, there is no administrative law. All wards in Tokyo have the administrative guidelines. A permanent stationing manager is required if the condominium has more than 50 units. But the aims nor the roles of the manager is unclear. From the management company operating pint of view, the average age of the manager is 62.5 and the amount of annual income is 1,570 thousand yen. Some management companies are trying to extend their businesses in the exclusive possession area to support the resident. The 28.2% of them is holding services for life support. In order to provide new services, the on-site manager has specialized knowledge and both the condominium and the management company has certain scale. It is necessary to consider the human resource development and cooperate with the local community.

This study examines the issues of management on the leasehold flats in England. There are approximately 1.5 million units of flats. They are owner-occupied housings, and are divided into freehold and long leasehold. Long leasehold flats are common. There are many problems in long leasehold flats which are pointed out such as; depreciating asset, imbalance of stake holding, landlord abuses, poor management, lessee ignorance, noise, insufficient of knowledge concerning the management company and the board of director, troubles between the management company and managing agents, lack of cost of maintenance, absentee owners (leaseholder), freehold purchase and leasehold extension, service charge and so on. And then, freehold purchase and new management system was established in 1993 .And commonhold system was established as a new tenure of block of flats in 2002. One of big differences between commonhold and leasehold is tenure of unit. The commonhold has unit with freehold, on the other hand, the leasehold has unit with leasehold. Central government makes law and regulation.. for commonhold, and then establishes the organization for advices.

This study examines the legislation and management system for multifamily housing in the Republic of Korea. A part of them has a striking similarity to Japan, but the other has distinctive characteristics, such as the relationship between laws, management issues by developers, capacity building in the management, maintenance systems. This study analyzes these issues in comparison with Japan, extracts strong points and problems in theoretical and practical aspects, and shows some suggestions to Japan.

本研究は、全国市街地再開発協会発行の「日本の都市再開発」のデータを基に、大都市に比べ厳しい経済環境下にある地方都市の駅前地区における市街地再開発事業地区の施設のマネジメントを対象に、その組織形成のプロセス、体制、施設の用途などの観点からの調査・分析を通じ、課題を明らかにすると共に、課題への対応を提示することを目的としている。まず、市街地再開発事業の傾向を分析するとともに、事業の初動期から完了までの複雑なプロセスを整理とマネジメント組織のタイプやマネジメント方法のパタンの分類を通じ、タイプやパタンごとの課題を抽出した。その結果、都市再開発法に則って実施されることによる事業地区施設のマネジメントや持続性に関わる課題の要因を事業過程との関係から明らかにし、その改善に向けた方策と考え方を提示した。
