The enhancement of the working life of buildings is an important issue with regard to global environmental problems. The aim of this study is to evaluate the optimum working life of buildings so that the integrated evaluation, which considers both the cost and the CO2 emission, becomes minimum during a given evaluation period. In order to achieve this objective, the quantitative evaluation of the damage risk due to earthquake and LCCO2 is conducted by using the seismic risk management method.
