Enhancing the quality of real estate properties in group will become one of major topics that are suited for interdisciplinary research projects in the field of real estate science. It will include an appropriate measurement of external economic effects of real estate developments, introduction of economic measure, such as surcharging or subsidizing scheme, to adjust residential environments in the neighborhood, proposal of new land use regulation that permits the performance specification of residential environment, and amendments of the property rights that will motivate public-minded contribution such as the group shareholding. Several topics are deemed to be urgently studied to respond to the social needs: upgrading the earthquake-proof quality of individual buildings by flexible treatment of right of housing rehabilitation, development of robust project schemes which can be applied in a deflation economy, and development of new system to induce reverse urbanization into order.
