Residential Needs Analysis by using Online Reviews of Real Estates

Comparison of the Metropolitan Area and the Joto Area

Abstract

The purpose of this study is to extract residential needs in a specific area by using online reviews obtained from a real estate information website. We collected about 600 online reviews from the metropolitan area (Chiyoda-ku, Chuo-ku, and Minato-ku) and the Joto area (Taito-ku, Sumida-ku, Koto-ku, Arakawa-ku, Adachi-ku, Katsushika-ku, and Edogawa-ku). For each area, we classified the online reviews into either positive opinions or negative ones by using an opinion extraction tool. We analyzed the classified reviews by using KH Coder to see the differences of residential needs by areas. Some typical differences of residential needs by areas were found through the analysis. Our analysis method is useful for real estate agents who want to obtain residential needs of a specific area.
