THE EQUILIBRIUM POINT OF DYNAMICAL RETAIL MODEL FOR SAGA CITY IS COMPUTED BY MERRILL'S METHOD. THE DYNAMICAL RETAIL MODEL ENDOGENIZES THE SHOPFLOOR SPACES OF SHOPPING CENTERS SO THAT ITS EQUILIBRIUM POINT MAY BE CONSIDERED AS A COMPETITIVE SPATIAL EQUILIBRIUM OF SHOPFLOOR SPACES. AS THE RECENT REVISION OF LARGE-SCALE RETAIL STORE LAW LED BY JAPAN-US STRUCTURAL IMPEDIMENT INITIATIVES SUGGESTS, A NEW URBAN COMMERCIAL POLICY IS REQUIRED TO ESTABLISH SOME GUIDELINE TO ALLOCATE SHOPFLOOR SPACES AMONG CITY RETAIL ENVIRONMENT FROM THE VIEWPOINT OF CITY FORMATION. THUS THE COMPETITIVE SPATIAL EQUILIBRIUM OF SHOPFLOOR SPACES MIGHT SERVE AS SUCH A GUIDELINE. THIS PAPER CONCLUDES WITH THE COMPARISON BETWEEN THE ACTUAL AND THE COMPUTED EQUILIBRIUM SHOPFLOOR DISTRIBUTION AND WITH SUGGESTIONS FOR FURTHER RESEARCHES NEEDED.
