THIS PAPER FORCUSES ON THE CHARACTERISTICS OF URBAN DEVELOPMENTS THAT HAVE BEEN LONG PRACTICED WITH THE INITIATIVES OF PRIVATE SECTOR IN METRO MANILA, THE PHILIPPINES. PARTICULARLY, THE DEVELOPMENT OF MAKATI AREA BY AYALA CORPORATION OVER THE 50 YEARS FROM IDLE LAND IN SUBURBAN AREA TO A MODERN CBD OF THE METROPOLIS GIVES A VALUABLE REFERENCE AND MODEL THAT COULD BE APPLIED IN OTHER DEVELOPING CITIES. FURTHERMORE URBAN DEVELOPMENTS IN ORTIGAS AND QUBAO AS WELL AS MAKATI WITBOUT COOPERATION WITH GOVERNMENTS SHOW LIMITS OF URBAN DEVELOPMENTS UNDERTAKING BY PRIVATE SECTOR.
