THIS PAPER AIMS TO CLARIFY THE CHARACTERISTICS OF THE POPULATION AND HOUSEHOLD CHANGES OF THE SUBURBAN HOUSING ESTATES IN KOBE CITY, AND TO CONSIDER THE CONDITION AND THE FACTORS OF THE HOUSING IMPROVEMENT IN THE DETACHED HOUSE DISTRICTS. THE RESULTS IS AS FOLLOWS: 1)THEY SHOW A RAPID AGING RATE OF INCREASE IN MANY DISTRICTS WHICH WERE MADE BY NEW URBAN RESIDENTIAL BUILD-UP AREA DEVELOPMENT PROJECT AND BY OPERATION OF HOUSING CONSTRUCTION ON ONE ESTATE RATHER THAN BY LAND READJUSTMENT PROJECT. 2)IT IS CONSIDERED THE HOUSING IMPROVEMENT OCCURS ACCORDING TO EACH LIFE STAGE OF THE INHABITANT. 3)IN CASE OF THE SMALL SITE WHICH IS YIELDED BY SUBDIVISION, IT CAUSES WORSE IN LIVING ENVIRONMENT.
