The purpose of this paper is to consider the relationship between zoning designation notified by Tokyo prefecture in 1996 and floor area ratio (FAR) classified building type. In older to clear this relationship, we analyzed both of land use ratio and FAR classified building type by GIS data. There are different tendencies among zoning categories by land use, such as an increase in office land and decrease in detached house land. Land use mixture was slowly progressing. Not only net FAR but also FAR of office and apartment were increasing in the high FAR designed area more than in the low one. These findings suggest that GIS analysis is an important method for designation of FAR by detailed land use zonation, because the actual FAR by each buildings is very different among building types in the same zone.
