Abstract
In Japanese cities, while many housing complexes in urban suburban areas which were constructed in 1960s and 1970s became decrepit, rebuilding of some complexes was conducted or under planning recently. In this paper, considering consolidation of housing complexes in depopulating cities, the method to evaluate the pros and cons of rebuilding of housing complexes, optimal timing of rebuilding, optimal number of houses and optimal facilities of buildings is proposed. As results of empirical analyses using the method for housing complexes in Funabashi city, Chiba, Japan, it is indicated that consolidation of two housing complexes and rebuilding of a complex with elevator for each building, barrier-free environment and sound insulation walls are preferable.
