Abstract
In Japan, the population decline and the declining birthrate and the aging of the population are progressing, and moves towards the formation of the compact city are active to realize a comfortable living environment under such circumstances. Meanwhile, an increase in vacant houses has become a serious problem, and measures are being taken to deal with vacant house issues. In this research, by assuming three factors of the demand of the residential area, the surrounding environment of the residential area, and the attribute of the property as a factor of occurrence of the vacant house, by grasping the occurrence situation of the vacant house in association with these three items to help utilize vacant houses. As a result of the analysis, it was shown quantitatively that the deterioration of the surrounding environment of the residential area affected the lowering of the demand of the residential area, which resulted in an increase in the vacancy rate, and bad access to the educational facility etc.
