Abstract
Towards a population decline society along with the progress of low birthrate and longevity, the concept of a compact city is gathering attention for urban sustainability and a higher quality of life. In order to realize the compact city policy, it is needed to know where, why, and what types of people move to other residential places. In this study, the following two points were conducted. Firstly, the social increase or decrease by age series in Aichi prefecture was calculated. Secondly, the spatial indicators that determine the social increase or decrease were statistically clarified by conducting the regression analysis. As a result, it was clarified that residential preferences of three main targets (parenting households, elderly people, and young people/workers) were related to different spatial indicators.
