Objective. The features of suburban shopping mall are a low-rise and low cost building, road side location and a spacious flat parking lot, and these cause an energy-inefficiency and air pollution from private cars of visitors. It is effective for such problems that the Life Cycle Assessment (LCA) for suburban shopping mall. On the other hand, it has some technical problems. The purpose of this paper is to sort out technical problems and to examine case study to overcome these problems.
Results and Discussion. First, LCA cannot consider the change in a different type and the scale of business, because these functional units are not corresponding. We invoked the concept of the “Eco-efficiency” to overcome this problem. Second, it is necessary to expand the system boundary to examine the ripple effect and the baseline of development. We examine the ripple effect of shopping mall location using trade area analysis. Moreover, we evaluate the environmental load of region as a baseline and prove the effect of regional partnership.
Conclusions. The result is as follows. It shows the possibility that total environmental impact of private car decreases by facilities location. Moreover, it quantitatively evaluates the increment by the business and the environmental improvement by regional partnership.
