Consideration of new real estate metrics that direct local value excavation

Abstract

The purpose of this study is to discuss the real estate evaluation index that reflects the local value. We investigated the R real estate which attract attention in the real estate business with a new evaluation in recent years, the point of view of real estate evaluation, and about the business model. Characteristic of real estate evaluation of R real estate was that delves into local resources, and have appreciated the uniqueness of the local and the cityscape. Attractiveness of local-specific, situation in the local, the difference of what their customers demand has been largely reflected in the evaluation indicators in inter-regional comparison of Boso,Inamuragasaki and Tokyo R real estate. In addition, the evaluation of this point of view, that there is a possibility to discover the value of the area that has been overlooked is revealed in Yokosuka Shioiri study.
